  • Consultation to discover client’s personal design sense, preferences, budget and design goals.
  • Develop several creative design concepts based on the client’s ideas and plans discussed in the initial meeting to include floor plan and elevation drawings, ‘detail’ drawings, space planning and layout, tear sheets, material samples and color swatches
  • Custom built-in cabinet and furniture designs.
  • Assistance in preparing the ‘Alteration Agreement’ documents required by the Managing Agent and the Board of Directors of the building.
  • Interfacing with team members including contractors, plumbers, electricians, architects, workroom, fabricators and regulatory agencies etc.
  • Placing all material orders and managing the project to ensure that all products, fixtures and furnishings are delivered as specified, in a timely manner and in accordance with building rules.
  • Complete project management from inception to completion.

Patricia is also an advanced certificate staging design professional and an advanced home staging certified professional. Staging a home is a very different design process. The aim here is to ‘depersonalize’ the home and maximize its appeal to a wider audience of potential buyers. Statistics show that 97% of homes staged by a professional sold in 29 days or less and typically for more money. Staged homes pop in print and internet ads, receive more foot traffic and end up on a buyer’s ‘must see’ list. Staged homes are viewed as more ‘well maintained’ and ‘move-in’ ready.
